About this service

DepositAdvisor is a pre-dispute advisory tool for UK tenancy deposit disputes. It is operated by Chris Knight (hello@depositadvisor.co.uk).

By using DepositAdvisor you agree to these terms.

Advisory only — not legal advice

Everything produced by DepositAdvisor is guidance only. Nothing on this site constitutes legal advice. We are not a law firm and we do not provide legal representation.

Assessments, verdicts, fair figures, and action points are indicative only. Outcomes in adjudication or court cannot be guaranteed.

If your dispute involves significant sums or complex legal questions, you should seek advice from a qualified solicitor or contact Citizens Advice.

England only

All guidance is scoped to the deposit protection framework in England under the Housing Act 2004. If you are in Scotland, Wales, or Northern Ireland, the rules are different and our guidance may not apply to your situation.

Beta status

DepositAdvisor is currently in beta. The service may change, be unavailable at times, or produce incorrect results. We make no guarantees about uptime or accuracy during the beta period.

Your responsibilities

You agree to:

  • Use the service only for genuine tenancy deposit dispute queries
  • Not attempt to manipulate, jailbreak, or misuse the AI system
  • Not use the service for any unlawful purpose
  • Provide accurate information when using the tools

Accounts

Free accounts are for individual use only. You are responsible for keeping your login credentials secure.

We reserve the right to suspend or delete accounts that misuse the service.

Intellectual property

The DepositAdvisor name, design, and underlying prompts and systems are our property. You may not copy, reproduce, or redistribute the service or its outputs for commercial purposes without permission.

Outputs generated for your personal dispute are yours to use.

Limitation of liability

To the maximum extent permitted by law, DepositAdvisor is not liable for:

  • Any outcome in a tenancy deposit dispute
  • Any financial loss arising from reliance on our guidance
  • Any interruption to the service

Changes to these terms

We may update these terms. Continued use of the service after changes constitutes acceptance. The date at the top of this page shows the last revision.
